Every project is different, and fees are shaped by the scope of services, scale, complexity, and type of development.

 

How fees are structured

We usually begin with a conversation to understand your goals, before proposing a fee structure that is appropriate to the project. Architectural fees are generally structured either as a percentage of construction cost or as a lump sum based on an agreed scope.

At P+A, we typically work on a lump sum basis for clarity and certainty. In certain cases - particularly where construction cost is the most reliable reference - a percentage-based approach may be adopted.

 

What influences fees

Fees vary depending on the level of design input required. Projects with bespoke detailing or technical complexity may require more intensive design involvement, while larger-scale developments may benefit from economies of scale.

 

What is included

Our fees typically cover the full scope of professional architectural services, from concept design through to completion. The exact scope, deliverables, and stages of work are clearly outlined at the outset in our appointment documents, so expectations are aligned from the beginning.

 

Statutory and authority fees

Projects involve statutory submission fees payable to regulatory authorities such as URA, BCA, LTA, and SCDF. These vary depending on the nature and scale of the project.

 

Consultants and project team

Most projects require a team of specialist consultants. For residential developments, this typically includes a civil & structural engineer, and may include mechanical & electrical engineers and a quantity surveyor depending on the project. Larger or more complex developments may involve additional consultants such as landscape designers, lighting specialists, acoustic consultants, or façade engineers.
